Costing your newbuild
Budget is the key to any project. This will inform not only the design process but the build as a whole. We're often asked “How much will it cost to build our house?” and although we do give sqm rates, these should be treated with caution. As with any bespoke item, the cost for each project can vary significantly. We will work closely with you and/or your architect at each stage of the project to ensure a clear and collaborative approach.

Below is a (non exhaustive) list of other items that should be factored in to your overall budget:
Pre-construction stage
Design will be in the region of 6-12% of the overall cost and includes:
There could be other specialist consultants required. For example arboriculturalist / tree reports, soil reports and site investigations or legal issues such as party wall agreements.
On site
Other factors can arise and add to the overall cost - difficult access or other site constraints, overhead cables, connection to mains drains/rainwater disposal, working near main sewers and so on.
Design will be in the region of 6-12% of the overall cost and includes:
- Planning and building control fees
- Architect
- Structural engineer services
- Mechanical and electrical engineer
- Energy consultant
- Building warranty

- Services and utilities – gas, electric, telephone
- Renewables – PV, Air source, Solar Thermal
- PHPP (Passive House Planning Package)
- External works / hard landscaping.
- Soft landscaping and boundary works
- Contingency allowance – 5%
